REAL ESTATE ASSESSMENT SERVICES
Since 1995, SEC has performed the environmental assessment of over 750 commercial and industrial properties located throughout the United States. Our environmental assessment services include the following.
• SBA Records Search with Risk Assessment
• Limited Environmental Reviews
• Phase I Environmental Site Assessments (ASTM E 1527/E 1528)
• Asbestos Assessments, Permitting and Planning
• Phase II Environmental Site Assessments including Soil, Surface Water, Groundwater and Media Sampling and Analysis
SEC performs SBA Records Search with Risk Assessments in accordance with the U.S. Small Business Administration SOP-50 for low risk properties and Limited Environmental Reviews (LERs) are performed for Huntington National Bank clients per the Huntington LER scope of work.
Phase I Environmental Site Assessments (Phase I ESAs) are completed in accordance with ASTM E-1527-13. This standard also meets the U.S. EPA All Appropriate Inquiry (AAI) rules for property due diligence. The scope of work for Phase I ESAs can also be expanded to meet individual client needs including additional of non-scope business risk items including asbestos, wetlands, lead-based paint and others.
SEC provides asbestos evaluation services by an Ohio Licensed Asbestos Hazard Evaluation Specialist. Asbestos containing building materials are a concern when demolition or renovation of an existing facility is anticipated and are also a future liability when current plans do not include renovation or demolition is planned.
SEC has extensive experience in the performance of Phase II Environmental Site Assessments (Phase II ESAs). The purpose of a Phase II ESA is to collect and analyze soil, surface water, groundwater, soil vapors and other media to further evaluate the risk associated with recognized environmental conditions (RECs) identified during a Phase I ESA or other environmental study.
Phase II ESAs performed to evaluate subsurface soil and groundwater conditions are performed using conventional hollow-stem auger drilling equipment, pneumatically driven sampling equipment, excavating equipment and hand sampling equipment. SEC utilizes a range of sampling equipment to obtain data regarding subsurface geology and hydrogeology and to collect soil and groundwater samples for field screening and analytical testing. SEC follows accepted industry standards for quality assurance/quality control during drilling, monitoring well installation and sampling including equipment decontamination, sample preservation and the generation of chain of custody records for samples submitted for analytical testing.
SEC has experience in the evaluation of analytical data and determination of applicable action levels for the detected chemicals of concern. SEC can also provide remedial design, cost estimated and remediation oversight and management when needed.
